The Math: Based on a $1,000,000 sales price with a 3% ($30,000) Listing Fee, the attorney earns up to $15,000 as Listing Counsel. The field Realtor earns $10,000 for real estate labor, and we earn $5,000 for oversight and coaching.

The Flexibility: These numbers are flexible depending on the overall Listing Agent fee and the specific value each party contributes. Furthermore, if the listing is in San Diego or surrounding areas, fees are even more flexible as my brokerage can handle the listing and sale directly.

The Concept: I don’t counsel your client; I counsel you. I act as the “Coach in the Corner” for every file, providing the strategy and negotiation leverage.

The Workflow: You interface with the client as Listing Counsel, providing the legal oversight that justifies your fee. I provide the brokerage (or co-brokerage) backbone and step-by-step coaching to ensure all paperwork is compliant so you never feel out on a limb.

The Goal: The attorney captures their full value as the primary voice the client trusts. The client wins by netting more money while mitigating the risks inherent in the new landscape of Buyer Agent fees.

The Zero BAC Start: We document every listing starting with an offer of zero buyer agent compensation. Since CA Listing Realtors have been stripped of relevant forms by the DOJ and CAR, this module provides the critical legal architecture to protect the seller from the start.
